Casa Julia - Urb La Marina

Urb La Marina is a large residential urbanisation in the municipality of San Fulgencio, in the Vega Baja del Segura inland from the southern Costa Blanca. It is a well-established, cosmopolitan community with a strong international residents' population and a good choice of shops, bars and services within the urbanisation itself, a short drive from the La Marina beaches.

LEGAL DISCLAIMER – SEASONAL RENTAL (ALQUILER DE TEMPORADA) – COMUNIDAD VALENCIANA

This property is offered exclusively as a seasonal rental (alquiler de temporada) in accordance with the Ley de Arrendamientos Urbanos (LAU), Article 3.2, and applicable regulations of the Comunidad Valenciana, including Decreto-Ley 9/2024.

By confirming a reservation, the guest expressly acknowledges and agrees to the following:

1. Nature of the Rental (Non-Tourist Use). This property is not a vivienda de uso turístico (VUT). In accordance with Valencian regulations, stays of 11 nights or more fall outside the scope of tourist rental legislation and are governed by the LAU as a seasonal rental.
2. Purpose of Stay (Essential Requirement). The rental is granted strictly for temporary and justified purposes, such as work assignments, studies, medical treatment, or other non-permanent needs. It is expressly not intended to satisfy a permanent housing need, as required under Article 3 LAU.
3. Minimum and Maximum Duration. The stay must comply with the seasonal rental framework, with a minimum duration of 11 nights and a maximum duration of 30 nights.
4. No Primary Residence / No Empadronamiento. The guest may not use the property as their primary or habitual residence, nor register ("empadronarse") at this address.
5. No Tourist Services or Licence. This property does not provide hotel-like or tourist services and does not require a tourist licence under Valencian law, provided the stay complies with the seasonal rental conditions.
6. Documentation and Justification. Guests may be required to provide supporting documentation or a declaration confirming the temporary nature and purpose of their stay, in order to comply with legal requirements and avoid misuse of the seasonal rental regime.
7. Contractual Regime. This rental is classified as an arrendamiento para uso distinto de vivienda habitual, governed by the agreements between the parties and, subsidiarily, by the LAU and the Civil Code.

By completing the booking, the guest confirms full understanding and acceptance of the legal nature and limitations of a seasonal rental in the Comunidad Valenciana.
